Instructions for Submitting an Offer:
Step #1: Submit your offer via email to

Include the property address, buyers name address, buyers attorney info and proof of funds.

Step #2: Sign Contracts and Deposit Earnest Money Below

Unless your offer is all cash you’ll need to be approved with a hard money lender and submit proof of funds or approval letter with the offer. If you need hard money please let me know I can arrange financing.

**Please Note we will continue to market the properties until the contracts are signed. If you snooze you will lose, meaning if you sit on the contracts and do not sign them  they you may lose the deal to someone else.

Most of our properties are sold very quickly. We do however take backup contracts.

Because we usually buy and sell many properties monthly it is extremely important for you to close on the anticipated closing date in your contract to avoid penalties.
