As active fix and flip investors we’ve purchased numerous homes throughout the years from wholesalers all over New York . What we typically find is that they sell properties with very little margin or supporting comparable sales. Therefore, we look through hundreds of properties before we find one that meets our criteria of having comparable properties to support the price. At Max Returns wholesale homes we deliver properties that are truly below market. Now, the definition of “below market” can be subjective. If you ask ten different investors you’ll get ten different answers.

It’s not easy to find these types of properties. We spend thousands of dollars on marketing and countless hours searching for deals that meet this criteria.

Where do these deals come from?
We are marketing specialist. Our arsenal of marketing strategies includes:

o Newspaper Advertising
o Local Flyers
o Other Guerrilla Strategies
o Direct Mail
o Massive Internet Exposure
o Direct Relationships With Banks & REO Agents

Unless your offer is all cash you’ll need to be approved with a hard money lender and submit proof of funds or approval letter with the offer. If you need hard money please let me know I can arrange financing.

**Please Note we will continue to market the properties until the contracts are signed. If you snooze you will lose, meaning if you sit on the contracts and do not sign them  they you may lose the deal to someone else.

BUYING  PROCESS

Inspection:

When Max Returns Real Estate Investments acquires a new property, an inspection date is set for buyers to visit and inspect the home. The inspection date is shown on the property’s email and website listing page. If the inspection date has not been determined, the inspection date will show “Drive by Access Only.”

Inspection Rules:

Inspection attendees are expected to arrive in a timely manner. The inspection may last about 30 minutes to 1 hour , depending how much time is needed to inspect the property.

In order to keep our process clean and organized, do not ask the homeowner any questions. Any potential buyer who speaks to the homeowner regarding pricing on this property will be removed permanently from our buyer’s list. All properties being inspected are guaranteed to be under contract by Max Returns Real Estate Investments

However, basic questions and comments regarding property repairs and damages are allowed. Do NOT show up prior to Inspection Starting Time.

Offers and Bidding Process:

When inspection is complete, buyers may submit an offer for the property. Bids must be received by the given deadline shown on the property’s email and the website listing page. In addition, buyers must attend inspection for their offer to be considered.

All offers must be submitted via email to balvaro@maxreturnsrei.com. Buyers must include their name (first and last), phone number, email address, and  proof of funds , Corp or LLC info and attorney info. Upon offer acceptance, this information is forwarded to escrow.

Offer Acceptance:

When an offer is accepted, the winning bidder is notified of their offer’s acceptance. Purchase Agreement and wire instructions are sent to the buyer and their attorney  via Docusign  and email. If we are assigning the file   a wire of $5,000 non-refundable EMD is due at time of signing of contract along with reimbursement of our down payment (EMD is refunded if property is not delivered with clear title).

This $5,000 non-refundable EMD is required and needs to be wired by 2PM within 24 hours of receiving the contracts. Please submit a wiring receipt to balvaro@maxreturnsrei.com in order to verify EMD has been submitted prior to the deadline.

If we are selling via a regular contract a 10% down payment is needed.

When the $5,000 non-refundable EMD or 10% down payment and Purchase Agreement are submitted before the deadline, escrow is opened and the escrow process begins as normal. If EMD is not wired and the Purchase Agreement is not signed by the deadline, Max Returns Real Estate Investments must move on to the next buyer.
